There are three options:

Option 1: Take the Brooklyn-bound (2) or (3) train from Penn Station to Chambers Street, and then take the (1) train from Chambers Street to Rector Street. From there, walk a couple of blocks east to Broadway.

Option 2: Walk over to 6th Avenue and take the Brooklyn-bound (R) to Rector Street.

Option 3: Get off the NJT Northeast Corridor Line at Newark Penn Station rather than NY Penn Station. From there, take the PATH to the World Trade Center.

The fare from Princeton to NY Penn Station is $29.50 round-trip. The subway fare is $4.50 for a round-trip MetroCard.

The fare for the PATH option is $21.50 to Newark Penn Station (round-trip), and $3.50 for the PATH (round-trip)

My friend, since you're coming from Princeton Junction, you can take NJ Transit's Northeast Corridor Line from there to Newark Penn Station, which has an easy connection to the PATH train's Newark-WTC Line (Red Line on the PATH rail map) to Lower Manhattan.

From World Trade Center PATH train station, exit the station and follow the walk directions to the address in questioned on the map at the link below. Total walking time is about an 8 to 10 minutes.

The fare from Princeton Junction to Newark will cost you $10.75 one way ($21.50 round trip) and the one way fare on the PATH train is $1.75 ($3.50 round trip).

Please note, the one way fare on the PATH train will go up by 25 cents to $2 one way on September 18.

120 Broadway is close to Pine St, which is north of Wall St Station on (4)(5).

Another closest station is (R) train at Rector St/Trinity Place on (1) train at Greenwich St/Rector St.

Two options:
Exit Penn Station at 7th Av side, and walk one block east to 6th Av.
From there, take Brooklyn-bound (R) from 34th St-Herald Sq to Rector St.
If you see (N), you could take to Prince St for (R) train or (Q) to 14th St for (R).

You may also take downtown (1) train from 34th St-Penn Station to Rector St.
